As the last year has certainly taught us - times are strange.
Inventory is lower than I've ever seen it, and when a house comes on the market - its often getting multiple offers within days. Seems like a dream for sellers - and it certainly can be - but for others, it poses a unique challenge.
For sellers who already have another home, plan to go to a retirement community or move in with family, selling now might be a FANTASTIC idea - you have a lot of leverage as a seller in this market. I would HIGHLY recommend getting us out for a free home evaluation.
But for sellers who need to find another home to buy - you need to figure out how this is going to work for you and your family. Can you puchase before selling your current home? If so, that is something you may want to consider. In past years we've worked with many people who techinically COULD do so, but chose not to because they didn't want the risk of carrying two mortgages. That can still be a risk, but in the hot market is less of one. Why do it this way? Because contingent offers have a very hard time competing with other, non-contingent offers.
If you NEED to be contingent - you have the choice of putting your house up and hoping you get something fast and then writing an offer once you are under contract (which is a Contingent on Close offer) or getting ready to list, but not listing until you get an offer accepted on your purchase (which is a Contingent on Sale offer). Many sellers won't even consider those offers, but if you have everything ready to go - pictures done and ready to list the moment the contract is signed, and your offer is REALLY strong, then sometimes those offers can beat out others.
